7 Bathroom Remodeling Tips to Increase Home Value

Often, when one considers renovating a house, kitchens come first and bathrooms come second. Updating existing bathrooms or adding a new one will help increase the value of your home. Unknown to many, a bathroom remodel is an excellent way of making your home saleable in the future. If you don’t have plans of selling your home, it is still a practical option for your entire family.

Upgrading Current Bathroom to Increase Home Value

Checking for Leaks

If you have an outdated bathroom and want to update it to match your home’s current theme, you will have to check whether it has any issues. One of the basic things you should do is see if there are no leaking faucets or showers. All problems that must be addressed must be remedied first before proceeding to apply any cosmetic changes. Keep in mind that plumbing and electrical updates to your bathroom can be quite costly. So, make sure to factor it into your budget.

Know What Upgrades You Want

Once you’ve resolved issues, you need to decide on what update you want to incorporate. With this, you have to decide on the layout, especially if you are planning to relocate the sink or the shower enclosure. If you have basic carpentry skills, you can DIY some of the upgrades to limit your costs. If you plan on removing walls, hiring a contractor would be best.

Set a Budget

When doing a remodel, it is easy to get lost with all the expenses. Make sure that you have a set budget. If it is possible, do a costing first of the repairs that you plan to have. A basic remodel can take you back from $3,000 to as much as $10,000. Of course, this spending would be quickly recouped when you decide to sell your home.

Identify Upgrades

Of course, not all upgrades will increase the value of your home; you have to carefully choose what updates make sense. Upgrades that usually have the best return on investment (ROI) are changing tiles, upgrading cabinets, painting and adding windows or lighting. It would also increase value  if you add some touches of luxury like a Jacuzzi tub or shower enclosure, double sink, shower seat, and heated floors.

Stick to Sophisticated Design

When designing your bathroom, stick to neutral colors to match the design of the rest of the house. Going for trendy colors and designs is not advisable as they can quickly look dated after a few years, which will not help improve the value of your home.

Adding Space

Another surefire way of improving your bathroom would be to increase its size. If it is beyond your budget, you can think of ideas on how to create the illusion of a bigger space. For example, you can add mirrors or windows that would shower the room with tons of natural lighting.

Additional Bathroom

If you have a big home and only one bathroom, it is high time to consider adding one before renovating your existing one. This is advisable if you have unused space in your home that serves no purpose. Note, however, that is a complex project that requires the expertise of a competent contractor.

Bathroom upgrades should be among the remodel considerations that you should consider if you want to make sure that you are spending on something that will become an investment for your home. You just have to carefully plan it out before embarking on this task.
